My fiancé and I are under contract for a duplex (2 bed, 2 bath each) on the West End of Panama City Beach right now. 1 block from the beach, next to conservation land, (only 1 home to our left - 1 block of conservation land surrounding the rest of the prop ) & close to Rosemary and Alys Beach. 20 minutes from the NW Florida International Airport and just far enough from Pier Park to still attract long term tenants along with Short term renters.

NPNs not worth it right now.I am sad to hear you have had such problems Patrick, we have discussed some of them, though I a preparing my presentation for Noteworthy 2019 this Saturday in Newport Beach and my numbers are 56 non-performing notes purchased personally and with one-off Joint Venture partners in 4 years, 31 worked out for a 34.85% ROI.

I got a deal on 2 (3 acre) lots (on lake Michigan) it is a few hundred feet from the lake, there isn't a direct line-of-sight with the lake, but the property does have deeded access to stairs that access a private beach about a 2 minute walk from the property.

RyanWhen looking at a property that I think I could use for STR I always have a backup.My backup is if the economy went south or the county changes their mind on STR can the long term market handle the mortgage on the property.Down here in Manasota Key, Englewood Florida there are quite a few homes for sale close to the beach.
