First, this is a very hot market with everything selling for top dollar.

The only problem is Nashville's housing market is white hot so houses are not only expensive but also get scooped up quickly.

@Abraham Klein recently upgraded from window units to ductless for the 1 or two months in the Poconos where it gets very hot and we are extremely pleased.

I am not against turnkey as part of a wider portfolio, but I think there can be a lot of money lost in turnkey when you can basically do it all with a good plan in an area as was said above.I think the best way to pick a market isn't to read about hot markets or go into some place where you know nothing.

I listed two weeks ago, very first tenants lost hot water on their second day.

There was plenty of meat on the bone so we made it happen. so far it has proven to be a great performing asset and we have plenty of equity in this red hot market!

I saw this as a simple value add with minimal work and in a market as hot as east Tennessee I knew this would likely become a great equity by appreciation move as well.

So whether the work was permitted or not, the house certainly appears on paper to have been remodelled...and the reason I say it this way is because it's still not in incredible shape or anything, but I'm guessing that some work has been done.
