you kind of get the picture.. now if your doing small volume say 3 houses and you really pick them right Maybe it works.. maybe it does not.

Comparing the volume of qualified and 'active' buyers this time of year with last, if there is any impetus to act, they will likely be competing with one another for a small uptick in available inventory. 

I have an excel model with all my assumptions and the local team and network  to handle any volume, but because there are a lot of different variables and ways to attack the problem.  

You can PM for 10-20% depending on volume and location.

Real estate investing is too complex and ever changing to go it alone...you simply cannot generate the volume to attract the best and most creative resources that a realtor/broker can.  

I'm an investor myself and an agent that does most volume with investors.

Wholesales and flippers need volume - buy and hold investors need refined quality.

I do suggest doing this in bulk because it will cost less when you hire a skiptracer to find info for you in volume!
