Your advantage in RE (remember the definition of market value) can be detremental if you scare a seller (individuals) as you might be seen as taking advantage of them....it's a tightrope act for those known to have expertise with those that are not in the business.Your disclosure was not my point really, read it carefully.I really suggest you get with an attorney and accountant on setting up the LLC if it is your first one.Pre-foreclosures is a great strategy with your expertise.

I am from India --been here 40 years --Do not like politics here or in India --But lately so frustrated that I decided to start writing blogs and comments --May write a Book soon -- "America No 4"Health care --should be repealed --totally --take three or four years to Evaluate Long Term Solution --with 10 doctors, 10 insurance companies, 10 large hospitals and 10 pharmacy manufactureres. -- Eliminate Social security --for any one under 35 --- do not take out any deductions -- Flat Tax --on consumption only No Income Tax and NO Capital gians tax check my first blog--may be too late -[LINK REMOVED]

It was already rehabbed back around 2005, so I think it's probably in better condition than it's external appearance suggests (1st floor windows boarded, which is scaring off folks, as well as its vacant status, meaning it's an all-cash deal).I'll post on this as anything develops.
