I would like to one day get into rehabs and flips, when we have a few rentals under our belt.We had a goal to buy our first rental by next year however we are currently working on a possible seller finance deal which is a condo and happening a lot sooner than initially planned.

Hopefully you learn sooner rather than later, but to keep making money you'll either defer maintenance and become a slum lord, or you'll notice all your profits going into Capex. 15 years later you'll wonder why you were spending 40+ hours doing this
