I found that neighborhoodscout.com is pretty good at getting generic appreciation rates and they break it down in periods which helps show if the appreciation is consistent or a spurt 20 years ago or just recently.For CA and HI the rate has pretty much doubled within every decade for the last 5.

To begin with, I am not seeking cash flow to supplement my own cash flow, but to be reinvested towards future property purchases. 2) Long term I would really seek to own a fairly large portfolio of rental properties (Single and Multi-Family) that will initially replace what would be my wife's income and then potentially mine down the road.
