If the loan balance at the end of year one is $10 million, for example, the fee would be$25,000.

put it this way - at a 5% cap rate it will take a $2 million investment to make $100k/year cash flow. 

If you lived in the building or a million miles away you still have the option to do no maintenance so that isn't really an argument, imo.
