Those are great concepts for multifamily investing. 

Increasing income could entail anything from changing jobs for better pay, becoming more proficient or expert and valuable in whatever you do to earn a living, to changing careers and or acquiring more skills and knowledge through education.  

Developers and construction companies have adapted their strategies (Build for Rent), embracing innovation (light gauge steel construction) and diversification (new product types) to meet changing consumer needs and market demands.

You can't really ever know when that is going to happen, but I would say it's safe to anticipate at least 3-5% appreciation a year over time.

To a multimillionaire or successful investor $100000 is probably like Chum change.... but for somebody like us who drive $2,500 cars and make $20 an hour renting out a basement apartment it was definitely a huge lesson learned and something that will take us years to crawl out of.
