Either more use of property management or hire dedicated help.There were various reasons we went the small unit count route: 1) our first rental was my ex-home (single family) 2) it is the route my Mom had used 3) financing of 30 fixed F/F is tough to beat.  4) smaller price pointsIf I were to start again, I would go commercial MF (5+ units).

With that said if you find one that will he’s going to jack up the rate on you to make up for not getting his  10 and 10  If he’s a dedicated window contractor his pricing is going to be far superior than what you could ever buy.
