I spend the majority of my time turning the dials at each of our mobile home park communities to maximize top line revenue and run smart and lean on expenses. 

Since the chattel crisis, lending on mobile homes has been nearly non-existent.

I still cash flow about $200 a month on the property, I have created about 30k in equity and I have gotten all my money back out of the property.We recently started using the same strategy with multi family and mobile home parks.I have detailed on BiggerPockets about a 6-plex we bought in January  for 315k.

I still think having a W2 has its positives, but once you have multiple (or even one strong one) other sources of income, and truly an entrepreneur that it just mentally drives you nuts being confined to a 9-5, then it's time to go.
