It creates a sense of urgency for the prospective tenants to make a decision when they are walking through the house with other people and saves me time.As I get inquiries I just schedule them all a couple of days from the first inquiry to build up a group.I have had people standing in line to fill out an application.

She also pulled the, "...other people are looking at this property..." line which I could frankly not care less about since I'm only going to buy at a certain $ amount, not because I'm afraid I'll lose the property.I wouldn't expect a realtor to know all the laws around tenancy - but I would expect them to have a recommendation so I can make a decision more quickly.

That will obviously take time, so may not be as much of an issue with your 1 year lease if you can line it up right. 

My thoughts on the matter were in line with yours I think.

As @Denise Evans pointed out, get your property manager lined up as that can make or break your deal.

It has drop ceilings which I'm not crazy about, but it's also a 3 bed 2 bath sitting on 4,042 sq feet of what I would think would be choice land. 

There  is a MHP Park university that you can search on line.
