Basically, the way agents earn their commissions is changing due to a settlement that's aiming to make things more transparent and fair.

Probably not what the investor wants to hear, but be ready to pay a little more to ensure a timely finish - unless they plan to project manage their own jobs.

It was basically a charity case, where the church gave from the goodness of their heart.  

We own the land and will be funding the project (either through financing or cash).

I don't know where the bar is located nor do I know if the property is worth $3 million, you have to do your homework on this project.

The understanding going in is that you will be making A LOT of offers so get your affairs in order.I was initially drawn to the program because of the reduced marketing expenses: it's basically free to submit offers on listed properties.

I hate to say it, but every time I've come up against someone on the other side of the transaction that did not have a GOOD agent on their side...I basically got whatever I wanted.

Bottom line - BRRRR will continue to be my focus for the near term, and I certainly have more to learn and ways to improve; however, I am concerned that the course may be too basic.  

I worked with a few partners and we didn't have our responsibilities laid out before we began, so the project took much longer than it should've and we incurred more holding costs than we needed to.
