Single-family residence wholesale investment.

Purchase price: $80,000
Sale price: $85,000

Cosmetic remodel project on a small house in Las Cruces

How did you find this deal and how did you negotiate it?

Off market, cold called the seller and negotiated directly with her and the end buyer

Lessons learned? Challenges?

Virtual wholesaling can be tough in a market you aren't familiar with. I planned to assign this property initially for $115,000, but had a major reality check after talking with a lot of local buyers and was lucky to find one who paid higher than my offer price.
