So before you bank on a home warranty instead of cap-ex savings, I would check to see what all systems and structures they cover (you need to plan for fences, roofs, mechanicals, etc).

Status of the mechanicals, HVAC's, boilers, etc.. when were they last replaced?

as long as your big things are in order (mechanicals, electrical, foundation, roof), this should not be a game stopper. your price should reflect the work remaining.
