Also, I didn’t have to spend so much on tile and carpet, but I wanted to tile most of the houses to avoid further problems.I’m trying to talk my business partner/wife into repeating the process.

I just had a question.My house payment got to be too much to handle, I was forced to change jobs, abandon the house, and move south for work.The foreclosure sale is tomorrow, I wasn't able to avoid it thus far by doing In Lieu of, or selling it.

-There currently isn't much maintenence considering the property is 9 years old (probably about the time to start having some things break though).A little more info: I bought the property in 2000 so I am now beyond the 2 out of 5 year rule to avoid capital gains (shoulda sold it last year).
