I have been doing my due diligence and have mix reviews so I thought I would ask the very smart people on BiggerPockets for advise/insight.

For those who are experienced in this area, how did you start and an you offer any advise .

@Kelly Wesley Always seek legal advise when it comes to your investments and money.

That said, I think he was out of line by saying that if you had followed his advise you would have definitely gotten the deal.

The Sellers' Disclosure is the seller's responsibility, but if the listing agent sees a disclosable condition that's not on the SDN, he/she should advise the seller to add it, or refuse to work with the seller if he/she refuses to do so.

@Whitney HuttenThanks for the links Whitney, very useful.Fred is advising I go for a loan to purchase the property rather than seek an equity loan after I’ve purchased with cash.However I’m still interested in purchasing with cash to give me a fighting chance of securing a property.

My accountant advised that I pay the taxes now and skip the 1031 exchange because taxes will most likely be higher in the future and will almost certainly not be lower.
