Banks for lending purposes figure in 5% cost for loss of income yearly on rental properties. at least that's what mine had as average factored in on loan application.. didn't matter that I had had 100% occupancy with no income loss for 3 years on that property the bank still factored it in .

I have a tuned lease package for individuals, but I don't know how much of it will apply in this situation.The interested business is most likely going to use the property for work visa immigrants to work in a nearby resort, probably from eastern European countries, but this is just a somewhat-wild/somewhat-educated guess based on local activity.

The lease option isn't for everyone and won't be applicable on every property for every property owner or tenant.

She is a 50 or so years old who would afford a 100% or the rent , she has indicated in her application that her daughter (30ish) and granddaughter (11) will be living with her, they are under the occupant section of the application.This lady has a clean record, good credit score and stable job with the county public school system.

Fortunately, I have a wealth account at my bank, told them the story, and they told me to submit the loan application to them, and they'll refi'd me, or give me a new mortgage without all this fuss.
