I have been hired a GC for a commercial tenant improvement job, I feel i was pretty cheap, I only charged 4k for 2 visits/week, plus whatever foreman/superintendent was assigned on site (which doesn't apply for you).

If you choose to go it alone, refer back to BP podcasts where people talk about how they manage their own properties and check the show notes for links to the software, resources etc. that they use to be professional, organized and ultimately successful.  

The property currently has a part time on site manager. 

I've acquired books and other learning resources to further understand the field.

I know I was a HML as big as these boys ... you can forgetta bought it. the cost of prosecuting a PG is way too much to be relevant in one off HMLs. it really depends what state they are lending in..
