This is an article written by someone who isn't a tax professional- and it's just his personal opinion. 

Many section 8 tenants are professional renters, so make sure you know the rules too.3- The subsidized rent comes in like clock work, direct deposit to my bank account the 1st of the month.

Considering none of these guys are real estate professionals I wanted to get some input from the BP community about it.Thank You!

I am just saying that an average young sole proprietor may not be good with accounting and doing their own taxes and if they have they cannot afford to hire a tax professional and have multiple bank accounts they may not add up everything correctly or put things 100% correctly into tax software.

I professionally painted this places interior right before the tenants moved in.

What I don't know is: 1) whether the whole process needed to be started differently  (I can refer you to a qualified professional who specializes in partial exchanges). 2) whether you're interested in taking a passive approach on this (as this partial exchange would be into an asset managed by someone else.

You can be professional and cordial, but still firm and following the law.
