I am running some numbers on potential property 3/1 on N Grant Ave little flower near Brookside park.

I saw several business cards when I visited, so it is showing.3 bedrooms (master large, other 2 small)2 average bathroomsCHA, separate 2 car garage & workshop, on 3 acres, close to everything, nice areaGood kitchen with stove n DW; water heater, cabinets in good conditionSecurity system in place, good roofCons:Floors somewhat bouncy, thresholds little higher than necessary, hardwood floors, some linoleumGalvanized plumbing (ugh!)

I want the newer beigeish-gray finishes that look nice but are hardy n water resistant because of the vinyl top coat.Thanks a bunch!!

I have a little experience in Buy n Holds, but would like to learn more about Flipping and Wholesaling.

Looking into it we heard that it is about n  8 Month permitting process with a $50,000 in cloud condo conversion fees.

I'm interested in Fix n Flips, Buy n Hold, and other strategies that will allow me to create sustainable income and grow a business.
