I'd be shopping for a new PM.You could use Homeaway.com to manage bookings and collect payments then line up your own cleaner and handyman and fire your expensive PM company.You might also find someone who is local to your rental that is already on Homeaway.com and see if you could work out a deal where they run the homeaway rental for you and then you could be totally hands off.

 Beware of "new agent" brokers demanding charging full commission (6 or 7%) which immediately limits your ability to obtain listings as a new agent -- if you can't offer years of experience or success stories, you need to be able to offer discounted services until you build up your business, but your broker won't let you, requires mandatory duty hours (free labor) and mandatory cold-calling sessions, which, in my opinion, is the absolute least likely way to get business, and usually the only leads they give you are the ones the successful agents in the office don't want and know are a lost cause or in areas I would not go in without my dog and pepper spray.

In the case of students, some of the things we offer: arrangements a discount (13%) with a self-storage provider while they are waiting to move into one of our properties or, when they are moving out;discount on end-of-lease cleaning services (using our cleaning service ... the same folks we would have come clean the property after they move out w/o cleaning thoroughly) or on having the cleaning service come regularly;A complimentary introductory session with a local pilates studio;an organic pizza from a local CSA business during exam period;One of the best received "perks" is our "Take Me Home" card  which enables tenants to have a taxi bring them home -  whether they are at the library studying late or out on the town with all their money spent.
