The unit is in great shape.

My inclination is to give them back most of their deposit (provided they leave the place in good shape), less some for time I had to put in to screen the tenants.

The property I got was listed on HUBZU with 300 sqft over the actual sqft.Property was in baaaad shape and I am probably going to walk away after they decline my revised offer.The people you work with at the company are clueless and make sure you have your ducks in a row.I would also recommend using your own title company.
