Hiring someone in a real estate business could include a thousand different tasks and what they are doing makes a difference in how the question is answered. 

Many people make the mistake of thinking this will give them "skin in the game" or "more incentive to perform".

I'm sure eventually I will outsource this task, when my investing career in much further along. 

Not sure how to approach this situation, and can't perform my due diligence since I'm pretty much blind on the market in this small town.

If you have experience and can perform just as good and quickly as a larger snow removal company, then you should do it.

Rent increases and dropping MI would improve the the performance over time. 

Additionally, you could hire a local real estate agent to show the rental for a per showing fee, that agent would hold the keys, perform showings and could even do the lease signing.

I'm in the final stages of selecting a Property Manager and they have several "Performance Guarantee" that they sent me in a pamphlet (things like "We only get paid when a tenant pays", "If the tenant we place in the property gets evicted within the first 12 months, we will refund the leasing fee", and "If you are not happy with our service, you can cancel anytime with a 60-day notice").
