i met up with a potential tenant today at the property..he likes it..problem is he does not have a job..however he has a disability check for 3200..he wants to prepay 3 months rent and deposit all at the same time...he was surprised i wasn't bothered by this, as other landlords were...why would landlords be afraid of this??

I let her know early on that I'm a deal finder and I partner with builders and contractors so the assignment wouldn't come as a surprise later on (Double closes have been rendered virtually illegal around here).I asked for a few days to try and get a ballpark number on the property and to see if anyone might be interested even though I didn't have much hope.

Make sure you say in the listing it is a manufactured home so people aren't surprised at what it is.Also keep it super clean and well appointed.
