As a Mortgage Broker, when you hear someone say I/O (Interest Only) mortgages are bad, the very first thing you think is that you're talking to someone who doesn't know squat! 

You will also be dealing with vacancies which will happen, property issues, broken fixtures and the 3 T's, Toilets, Trash and Tenants.

They fail to tell you the toilet leaks and you find this out because the neighbor below your unit has water damage.

I am willing to drive for dollars, fix rental's ( very handy w/ tools) , run errands ,  and clean/install toilets, light carpentry, painting, landscaping, hauling materials.

Could include heating/air, oven, dishwasher, washer dryer.Rekey locksClean out exit plumbing so the new tenant starts fresh and any hair clogs will be the new tenant's.Make sure fans (kitchen and bath) are functionalFlush and inspect water heater.Check under sinks and around toilets/showers for any signs of leaking/moisture damage. 

Find a good local manager who is not so small one guy is unclogging toilets while trying to communicate with guests (1 man band) but not so large that you are a number and not a name. 

Do you want to work all day sourcing property and managing rehabs, acquisitions, financing, dispositions, and tenants/toilets/trash?  

Sounds like a really bad agent and there are MANY bad agents out there that do not represent their clients the way they are supposed to.If you write an offer on a used piece of toilet paper the agent is required to present it to their clients.

I have 2 issues in the pipes: one section with damaged floor (gone, rusted) that did not create the clog in the toilet that caused this turmoil, as water flows through the damaged pipe no problem.

Cheap ceiling fans, faucets, and toilets will all fail or become problematic much sooner that a mid grade quality that will have readily available repair parts 5 years from now.
