I'm betting most of the people that complain about wholesaler messages also are ON wholesaler mailing lists trying to pick up deals. 

Everyone here seems to agree that you're not properly leveraging the 2 properties at the moment (even you came here looking for good examples of how to scale appropriately rather than continuing to hedge your bets), and you seem to have prompted responses clearly showing two very strong but opposite paths both argued with excellent logic here... 

This is probably going to be your best bet with the most accurate information 

If you believe in leverage, then keeping it to the United States if you are a US citizen/resident will likely be your best bet.

I'd also be willing to bet the owners will take less than $40K just to move it & they are out of state owners so that's possibly even more motivation. 

You're probably right about the 2% increase, I'd bet on it, but it would be a bet.

Our market is primarily single-family residences and the best bet is 3-4 bedrooms, 1400-2200 sq ft with rental rates between $.75-1.15/foot per month for rental rate.

Looks like keeping them completely separate is the safe and sure bet. 

It is a very active convention destination and it is also the sports capital of the country with the Indy 500, Brickyard 500, NCAA Finals, The Indianapolis Colts, Indianapolis Pacers not to mention the hospitals and univerities.
