I got a free ride through college (thankfully).

Buying C-class properties (or even D-class) in up-and-coming neighborhoods is an excellent strategy, but it requires a strong understanding of where the market is, where it is headed, then buying in the path of progress, and riding out the storms until the progress arrives.

Although not the same circumstances, that was the case in the GFC of 2008-09.So this takes us back to fundamentals, and having good properties in solid markets, without too much leverage is what will give you stability to ride out a slow economy.

Had to ride that, almost instantly, underwater property for 6 years before I was able to dump it for $420k. 

@Haile DawudAssuming the property can get financing and you qualify for lending getting leverage to fund other deals is not a bad idea.

I would love to be a fly on the wall, if anyone in my local area is willing to allow a “Deal Ride Along”. 

I would say use your own money and ride it out.

if i buy the note and the prior owner never show up to redeem then how do i get ride of that note to have clear title? 

I can find properties using usGS quad maps I can find property corners with uncanny accuracy for a non surveyor.my competition if you think about it.. out here any ways is ladies selling RE.. they are not going to walk a blaze line 1200 feet up a mountain side wielding a machete or riding the quad out looking at a big 500 to 2000 acre tract.. now don't get me wrong there are land brokers in the WEST that are very good at this..
