We are currently renovating, as these guys were a bit hard on the unit, but to be honest, I wanted to make changes in the bathroom anyway.

This is great for cash flow on houses I have renovated and rented. 

Hi Biggerpockets Team,I am renovating my house and studio unit and am in need of good cabinets and counter tops.So far I have talked to a few vendors that deal with custom to RTA style kitchen cabinets and they are either way too expensive or the quality was sub-par for a primary residence.I also looked at a couple of countertop vendors and quartz counter tops are expensive!

I just went through this last year with a lengthy eviction at one of my value add deals in Berwyn, IL, and the unit has long been renovated and rented out for top dollar. 

We actually just got a great town home in Euclid under contract that will be starting renovations shortly and then will get a qualified, screen tenant.

The roof is a major ticket item that can really hurt the renovation budget. 

(This is the harder part- means you need to spend at least the cost of the property on renovations). 

In fact, as it stands, I pay my real estate agent extra to be my eyes and ears both for deals and to do things like inspect work completed on renovations.

Then how do I get money to pay for the renovations I need?

We performed a renovation that cost in total 100K (50K each).
