I wouldn't have asked for input/advice if I were to blindly push through this deal, esp. considering it would be my 1st.

I don't compensate the tenants for these showings, it is just expected in this market, but I do give them written notice, usually 3 days or more ahead of time.  

The previous owners still live in the building and the closing date for their new place was pushed back to June 22.

I told the owner I would get back to him in 2 days with a Yes/No to give him the go ahead to rehab the house himself or to buy the property as is and work together with him to rehab and flip the house.  

You need to test your marketing in small batches before you decide to go with a big marketing push.

Getting ahead of the problem and understanding all the options will help her make a better decision in the long run.Best of luck,Jennifer

You are way ahead of the game getting started early.

the roof I would go with a 25 year shingle if I could that would be a better cost point ,metal the labor and material will push the cost up but has to do with the return that you can get offf your dollar.
