@Eric Samuels I’d make a list of the remaining repairs/renovations needed for your duplex, the side that’s going to be rented if you’re living in one side, and figure out the costs and figure out which of those costs are necessary to rent it and which are wish list items and which ones will allow you to raise the rent if any and then prioritize.

I say this is from the standpoint of a House Hack mentality as FHA and Conventional Affordable are owner occupied only so you'd need to live in the home purchased with those loans for a minimum of a year.Best of Luck!

If not, then looking for ways to increase earning potential should be prioritized before expanding into real estate, unless you have the nerves and discipline to do something with low startup costs but high burnout rate like wholesaling or being a realtor.Good luck @Simon Huber!
