For example, parts of the building that are considered personal property or land improvements (e.g., landscaping, parking areas, lighting) can often be depreciated faster than the building structure itself.

Flips are tough, and the first one is always a huge learning curve.

My personal average for a 2 unit detached is closer to $300, for an older property I think $300-400 is reasonable (not including vacancy).
