Throughout our rental period we kept regular communication with the owners noting injuries from numerous nail pops, dislodged staples, ripped carpet seams and fraying carpet.  

The 2 with HW, the wait was 3 days. with 105, that was really bad,  On one, due to health condition of tenant, we had to get it fixed, and now have to go to HW to try to get refund.

I’m making it and surviving, but I’m blessed to have a job in these times, have a roof over my head, my health and my family.  

Property:5 units split between two structures on one deed.  3 residential, 2 commercial Current Gross Income is 41K, Net is 25K, placing current market value around $250,000, verified with numerous local sources. 

Unfortunately, without retirement accounts, I won’t have enough reserves when considering the purchase of numerous properties to hit a short term goal of min $1500/month cash flow. 

An easy excuse to follow up "Hey, I know we didn't agree as you were at 100k and I was at 70k, you mentioned you needed to sell fast because you have a lot of surgeries coming up you have to pay for, and I want you to make sure you're focusing 100% on your health and not this house that needs a lot of work.

The fellow turned out to be a disaster: passed numerous bad checks, did not make them good, finally had to go to court to have him removed from the property by court order.

If this is an equity investment, there's also a problem in that rent minus payment does not equal a numerator to properly calculate any kind of return. 

Just got off the phone this morning trying to figure out who my new PM is after they’ve rotated out numerous times now.
