Question about private investor money/returns

New house is 149k. 20% down is $29800. It is a turn key rental. Payment will be around $800 and rent will be $1200. If I was to use 10k of private investor money what would be the return on that investment? Is it a percentage or can it be anything? Obviously my goal would be to pay them back ASAP. Any comments appreciated as I am trying to get out of the restaurant business. I own 1.25M in property but carry mortgages on all of them. My first one from 2010 will be paid for by the end of the year.
