Patience, seller had contact issues and banker switched to two separate loans at the last moment.

Since I've never dealt with previous tenants, I'm looking for some advice on the best way to move forward...Unit 1:- Studio Apt- I did a walkthrough last week and spoke to the tenant; he mentioned the only issues he's had in the past year and half is that the cold comes through the windows- He and the owner both confirmed that the tenant is month to month and paying $750, but so far the owner has not provided a lease.- The owner did provide proof of payment, and rent is confirmed $750, but always a few days late...Unit 2:- 1 BR- There was a language barrier, she didn't speak english, and I think she was afraid to open the door so I didn't get to tour it.

So far haven’t run into any major issues.

I have no issues with ones that will actually close at contract price even if not assigned, but the ones just trying to tie the house up for free, with no intention of buying unless they find a higher bidder, is just wrong.

This helps prevent any fair housing issues and most cities do have laws around the number of unrelated people allowed to live together... and, typically, this number is shockingly low. 

We no longer buy contract for deeds as there is just too many issues with them.

The house was newly remodeled so I don't expect there to be any maintenance issues for a while.

This is a very technical area and the tax issues will depend on your specific situation.  

Issue I am having is that this falls below the 2% although I am able to aquire for less than the max proposed price.Using the 70% rule it works.
