How should I get in touch with these possibly motivated sellers?

The cornerstone of the wholesaling business is marketing for motivated sellers, sellers who for one reason or another are willing to sell at a discount.

hi allsend out letters mon got a call today motivated seller problem  2yrs behind on payments had a balance of 76k has an arv of 110k have not seen house on the inside seller says they updated bout 5 yrs back but only bathrooms and carpeting has a pool with half water in it owner says nothing wrong with itI told seller to talk to bank about a shortsale as they just want headache gone but not willing to do l/o or seller finance any suggestion on how to get it under contractwho talks to bank about shortsale seller or buyertks in advance

I could let that burn me up, instead I use it for motivation for next turnaround area.

I have talked to over 30 different potential sellers and there is no motivation, yes its not really that many calls. 

This way you know I am motivated to get someone in the property- we share the upside when it is rented- I get my space rent and you get your rent... and we share the downside when you have picked a poor tenant and I have approved a poor tenant.  

The asking price is $179,000 and the seller is motivated.

The property is for sale by owner so I'm unsure of the motivation for sale at this point.
