Finding an already built & running park would be a far simpler task.

It has lots of population growth and job opportunities, which is what every out-of-state investor would like to see to make them feel comfortable investing in a market.

Since I am starting out, I don't know too much just yet but luckily I was able to find a couple of friends back home who are like minded in terms of growth and we started a little group chat to share ideas.

I was curious, there is a place here that is pumping millions into their small town economy to rebuild the town, future growth and development, and to revitalize the city.  

It's pretty astounding to see the growth taking place in our market.

Hutto particularly is well located to all the industrial growth around it (Georgetown, RR, PF access to 130 (to Manor and Giga) and now Taylor).

But I do want to get our business set up properly so that when it does grow, the program can grow with it.  

Most of my colleagues poorly delegate and rely on themselves to get a task done (taking longer). 

If you’re not cashflow positive then this $37k down just bought you a negative ROI and that means you NEED appreciation and rent growth in order for it to be viable.  

You forgot the lack of quality tenants, neighborhood growth, and reliance on property managers to chase rent.
