I am just thinking if the lease expires, should I still go evict process?

I want to target expireds and FSBO/FRBO. 

We'll leave the dubious nature of that practice for another thread, but safe to say it happens.As others have said, the savings on commission is not worth the effort unless you're doing large deal volume or unless you intend to be a salesperson in addition to an investor for added income.I held my license briefly from 2000 - 2002, then let it expire. 

We all know we should be careful when the expiration date comes close on a gallon of milk.

My system for deals will be direct mail, cold calling and deals brought through networking, as well as offering on MLS deals that have been overlooked, expired etc..

Once the lease expires, you can give 30 days notice to change the payment. 

I'm sure there are other avenues for finding good deals, but we found this deal by me making some cold calls to expired listings.
