I also hate the idea of buying a house at market value, but in Raleigh, it seems you have to buy them for above market value.Any suggestions?

@Wyatt Johnson I highly suggest disclosing that information regardless of what disclosure laws of Montana are, the headache of the potential lawsuit is not worth it.

Of the 11 properties we have 7 that are lease optioned, another which we are signing on Monday, and the other 3 just came up on the market within the last month or so.If all goes to plan and they all exercise their option in 5 years, my partner and I stand to make 282,522.77 each on these properties over the next five years (this includes the profit when we sell the properties and the monthly cash flow).

I would suggest you cross post your question in other relevant forums (i.e.: Legal related, tax concerns or business strategy related).

If you're going to be living here for 4+ years, I would suggest finding a short term rental (6 month maybe) to get situated and really scope out the different areas.

I also suggest a bug inspection and a sewer line inspection.
