Is it truly mispriced or will noone buy it without a big discount.

For instance, I am assuming that any utilities I pay are a straight expense, but what about materials for a kitchen remodel?

Just remember wholesaling is purchasing at a discount.

I’ve tried to reach out to several tenant/landlord attorneys around town and they’ve either just gone straight to voicemail, or the attorney responded once and then never again.I am looking for someone who is actually responsive. 

Hundreds and hundreds of properties and 1 checking and 1 savings (usually escrow, if not a separate escrow) and they will use software to keep it straight.  2.

Pretty sure they are straight forward, but if you only have 2 months of history, I am sure we can work with that as they will finance new STR with no history.Cheers!

Any defect in title should have a corresponding discount in my mind.

To be clear, I’m not afraid of IRS as all of my records are straight, but I’m not a fan of Apts.com using this strategy, so I will start looking for alternatives.
