The rental rate they are currently getting doesn’t sound like it will cover upkeep and turnover.

It would be an investment property, depending on the property I would like in it or stay in the investment property I’m currently in. 

When I initially purchased these properties, the mortgage was based solely on the real estate, with the business value being incidental.I am currently in the process of acquiring a $2 million, 5 bedroom bed and breakfast located in a downtown area in PA.

However, with the current tenant situation I fear that by increasing the quality of the property right now may not get me the higher rents needed to justify until the tenant situation next door is resolved.

But you may have to rewrite a whole new lease or amend your current lease for the changes
