I have run into a difficult situation with my tenants in my first rental property.

The longer this occupant remains, the more difficult to remove him.

Recent ordinanced were passed that made it difficult to get such a license IF you're not using the main property as your primary residence. 

I would caution that flipping might be very difficult in this area if done part time.  

Put your interests in alignment with your investors rather than in opposition to their interests and you can build a much more profitable and long term sustainable business with the same financially sophisticated clients rather than always having to constantly search for the next sucker.
