So, moisture is key for your subbase and base. 

It helps mentally to reverse engineer your long term goals, that way you're able to break them down into more achievable daily actions.

Along the way I also was able to get free insulation installed (~10k value) using the local utility energy efficiency initiatives as well as laid plastic sheeting in the bare crawl spaces to help with moisture and bring it up to code. 

Now I'm studying daily until I am able to get my test date.

@Shelon Hutchinson So far, I’ve taught myself about investing in the stock market and I have a modest portfolio still but I’m up 19% and it’s a good start and I see my money grow daily but I know that people have ways of Raising Capital much faster.

Laminate is great but not against water, moisture, or worse (pee) and it warps up.

I have run a ton of buy and hold analysis daily, only found a cash-flowing SFR rental closer to the city limit is almost next to impossibility.

Literally I'm learning something new daily in reference to real estate. 

Also, do you charge a daily late fee after the initial late fee?
