I am costing right now with Postcardmania.comI haven't used them yet, but got the costs so far:$275.00 to print 1,000 pieces (you don't need to mail all 1,000 and can save what you don't send)$0.27 each to mail them.Total: 0.55 to print and mail them combined.They can also do the artwork for $99 and up, if you don't supply it.I don't know if they will do only 100 cards, but it is worth a call

When you buy paint, there is a code used and printed on the can that will tell a paint store the exact color, quality, gloss, etc. if tenants know the code, they can know how to buy the exact touch up paint.

Your only choice now is to find another lender.Looks as if you are attempting a cash-out refi - - and you should expect a low appraisal, as that's how the bank hedges it's risk on rental refi's.Next time, have your comps printed up and when the appraiser comes out to inspect, give them to him/her then with the statement:I know you have to be independent and will get your own comps, but I thought you might like to look at these.I've seen this work and one/two of my choices came up in the appraisal info :grin:
