I don't believe it's possible to cover every possible contingency on what can go wrong, but I also don't believe in adding contingencies as I've been around long enough to see people be sued in other arenas for all kinds of dumb stuff that isn't warranted but is allowed. 

Hi, I came across an interesting multifamily deal for all cash.It's a 11 unit multifamily apartment in new Mexico.

All of the other options, I highly recommend talking to an attorney.

They scout all sources and hope to reach a seller who have not added 5% to cover the commission.

If the private investor is going to fund cash all the deal, most of time the investor would be offered a fixed interest rate or percentage of profit.

I'm new to BP and trying to build a team as I dive into more frequent and long-term profitable REI.I've been doing SFH rentals over the last 15-18 years, but it's all been very traditionally financed (ho hum, 30 yr fixed) and as such has limited my ability to invest more frequently, and grow a portfolio.I'm here to learn how to use more creative financing strategies (private money lending, Sub-to, seller financing) to acquire 2-3 units (duplexes, tri) and 5+ multifamily properties.

Anything can happen: the market can shift, we can go into another extended lockout period, the property can be destroyed by a natural disaster or by vandalism, the list of contingencies is endless.
