Also took into consideration the roof is less than 5 and the heat pump (air/heat unit) is under 10.

Total with permits: $6100The ducting is old but the tenants thought the unit actually blew air well when working. 

Costs money, but big time saver and adds an air of professionalism to your business.  

Also I have been trying Air BnB in one of the rooms of my house. so far its getting me around 750 a month when normally I get 500.

With little to no appreciation and limited rent growth due to the area you are now break even or under with the value of the property.My house I live in I just replaced the whole heating and air for 17,000.

I have a weird problem (at least it's weird in my opinion) issue with central air. 

We've looked at Air BnB but there is not much selection on there for Cincy and the ones that are on there are either too expensive or in not so great neighborhoods.  

We plan on being in the house for a very long time.Questions:We want central air, open up a few walls, expand the bathroom, new high end kitchen...Should we just do a full gut down to the studs, make everything new again?
