Side note on why some DSCR loans report to credit: loans get packaged up and sold to large servicing companies after closing. 

@Abel Curiel the neighbors have been neglecting the property since they moved in about 2 years ago which was shortly after I took over my house.

Just to really drive the point home on how easy most of these owners are to find if you're using a true quality skip trace service, feel free to message me and I'll personally run a couple for you and send you full reports on the owners and possibly the owners' relatives if I see anything that makes me think you should be contacting relatives.  

Let's assume for a moment that townhomes are an approved use for your property, I would want to quickly determine the availablity of all necessary utilities to service the property.

I am starting out in my real estate investing journey and was hoping to see if fellow investors recommend pursuing short sales, banked owned properties and foreclosures, versus pursuing typical MLS properties or off market properties with distressed properties or sellers.  

They declined my application after a week of review, citing that "Non-retirement accounts cannot hold retirement funds".Can you please let me know your suggestion here?

I would not trust some free service with your money.

The unit is in good shape I’ll just make sure after they leave.

I believe I just closed (sale side) on another that they funded.
