Taking little steps to accomplish this goal such as, building buyers list and leads list.

If so, how are you accomplishing that?

In the book, Carnegie makes the point that @Andrew Syrios made in his post: the best way to network with someone is to get them talking about themselves, their accomplishments, how they got started, their kids etc.  

What do you already know now, what your trying to accomplish a) and when.

. - determine if you can accomplish your goal by buying a multifamily property that is already built 

.- and you can find a niche in REI that will accomplish those goals.Good luck!

What we have found, is when you are remote rehabbing is particularly risky and hard to accomplish.

You look back years later at a feeling of pride for doing and accomplishing what most people still wish they would do in life.The key is that when you are looking at  a property for your first one that you BUY RIGHT and by putting questions here it should help to see some things you might not have the experience for yet.BP members have given some new investors great info to help keep from buying some horrible deals before.
