You do not need to be PR (at least in WA State) to receive the benefits stated in the will, even if you are named as PR.

They just need more square feet for the dollar.

prob obvious but have the tile guys make their cuts outside the unit...it's a small kitchen and probably pretty square so they shouldn't need to make many cuts anyway.

This particular example you gave was in Washington state and when I looked up the city in city-data, the population has been steady, at best, but mostly on a downward trend since 1970.
