Hello fellow forum members

I live in Northern Virginia and new to bigger pockets.

I purchased my first investment property in 2007 with the intention of buying more but shortly after my first purchase, financing dried up. They knew the housing bubble was about to burst. I've held the property these last 7 years and am glad I did.

I lost my focus because banks were no longer lending but just recently decided to see what my bank would say. I was surprised to find that they are eager to give me a loan so now my interest is peaked.

I'm conducting research to find the best locations to invest in that will provide stability, high occupancy tenants and cash-flow. The area will dictate my out of pocket entry cost and also how long I need to wait before I have the full amount of funds. Right now, I would only be able to come in at $20k or less but for a turn-key opportunity.

My goal is to reach 15 free and clear properties in 12 years. I would like to take advantage of flip properties to feed my buy and hold engine but not sure if this should be my first course of action. I've never done a flip and right now I don't have enough capital (I don't think).

I look forward to learning and hearing from other folks in the forum.
