I don't know the Lafayette market at all other than it is home to Purdue University.

If the duplex is close to a university, I would rent out each room for higher profit.

While this works well in every town, I think where it would really excel is in those towns and cities where you have big universities and enrollment along with infrastructure continues to escalate. 

At any given year there are only a few tens of thousands of students that matriculate elite Ivy League or top 10 state universities, but there are many more entrepreneurs, even from blue collar origins (like the sheet rock contractor that can scale the business) that make a lot of money.  

There is also tenant rep brokering where you help tenants expanding in that area to find sites to build and open their business on.Commercial real estate is a different universe compared to residential and retail is a sub-set specialty of that.
